SABA Method provides ongoing oversight of the home, including scheduled property walkthroughs, preventative maintenance planning, vendor coordination, service supervision, property documentation, and preparation before and after owner visits. Each management plan is tailored to the property and the owner's preferred level of involvement.

The SABA Estate Record is a living, private record of the property's systems, equipment, finishes, vendors, warranties, maintenance, and improvement history. It is updated throughout the management relationship, preserving the knowledge needed to care for the home intelligently over time.
Beginning the Relationship
Every relationship begins with a private consultation and an on-site Estate Assessment. We document the property's condition, systems, existing vendors, maintenance requirements, and owner priorities before recommending a tailored management plan.
Visit frequency is based on the home's size, complexity, use, season, and level of service. Most management plans include scheduled walkthroughs ranging from weekly to monthly, with additional visits arranged after significant weather, extended absences, or urgent property events when appropriate.
Ongoing management is provided through a monthly retainer based on the property's size, complexity, visit frequency, and required scope of oversight. The Estate Assessment and any approved capital-improvement work are presented separately, with the scope and fees clearly defined before work begins.
SABA Method primarily serves Orange County and its surrounding coastal communities, including Newport Beach, Corona del Mar, Laguna Beach, Dana Point, San Clemente, Capistrano Beach, Laguna Niguel, and Coto de Caza. Because we accept a limited number of homes, availability is confirmed during the initial consultation.
Communication, Privacy and Urgent Matters
Clients receive clear, concise updates following property visits, service appointments, and material developments. Reporting frequency and communication preferences are established at the beginning of the relationship, allowing owners to remain informed without unnecessary noise.
SABA Method assesses the situation, coordinates the appropriate qualified professional, oversees access and completion, and keeps the owner informed. Property-specific contacts, approval requirements, and response procedures are established during onboarding so urgent matters can be handled efficiently.
Discretion is fundamental to the relationship. Property information is handled on a need-to-know basis, vendor access is coordinated carefully, and records are shared only with parties authorized by the owner.
Yes. We can coordinate with household staff, personal assistants, family offices, security professionals, designers, and other trusted advisers. Responsibilities and approval processes are defined clearly so everyone works from the same plan without unnecessary overlap.
Vendors and Property Improvements
We can continue working with trusted existing providers or help identify qualified new professionals when needed. SABA Method coordinates scheduling and property access, monitors the work, verifies completion, and adds relevant service information to the SABA Estate Record.
Yes. When a managed property requires repairs, renovations, or capital improvements, SABA Method can oversee the work from planning through completion. Our experience as a California-licensed general contractor provides continuity, accountability, and a complete record of the work performed.
